Last week, I saved one hilarious ‘pre-approval in 5 minutes’ ask  — great training; scrub PII.

But client asked, ‘Can you erase inquiries?’ I share https://www.consumerfinance.gov/ask-cfpb, set expectations — then a quick call if needed.

‌‍‍‍‌‌‍‍‍‍‍‍‌‍‌‍‌‍‌‌‍‍‌‍‌‍‌‍‌‍‌‍‌‍‍‌‌‍‌‍‌‌‌‍‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‍‌‍‌‌‌‌‍‌‍‌‍‍‍‍‍‌‍‍‌‌‍‌‍‍‍‍‌‍‌‌‍‍‍‌‍‌‍‍‍‍‍‍‍‍‌‌‌‌‌‌‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‌‌‍‌‌‍‌‌‍‍‌‌‍‌‌‌‍‌‍‌‌‍‌‌‌‍‌‍‍‌‌‌‌‌‍‍‍‍‌‌

I started recording a 45-second Loom that I drop into our POS chat when someone asks stuff like “can we lock for 120 days with no cost?” — it covers the basics and fits the workshops/online learning push from last week. Not perfect for edge cases, so I still jump on a quick call if the scenario’s unusual.

‌‍‍‍‌‌‍‍‍‍‍‍‌‍‌‍‌‍‌‌‍‍‌‍‌‍‌‍‌‍‌‍‌‍‍‌‌‍‌‍‌‌‌‍‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‍‌‍‌‌‌‌‍‌‍‌‍‍‍‍‍‌‍‍‌‌‍‌‍‍‍‍‌‍‌‌‍‍‍‌‍‌‍‍‍‍‍‍‍‍‌‌‌‌‌‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‌‍‍‌‌‌‍‌‌‌‍‌‌‌‍‌‌‍‌‌‌‍‍‌‌‌‍‌‌‌‌‌‍‌‌‍‌‍‍‍‌‌

Piggybacking on @s_wilson1973, I swapped Looms for a 20‑second voice note + a one‑liner macro in Blend after a pricing workshop: “Locks expire and may cost money — timing matters.” It cuts repeat questions, though I still jump in live when a scenario gets weird.

‌‍‍‍‌‌‍‍‍‍‍‍‌‍‌‍‌‍‌‌‍‍‌‍‌‍‌‍‌‍‌‍‌‍‍‌‌‍‌‍‌‌‌‍‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‍‌‍‌‌‌‌‍‌‍‌‍‍‍‍‍‌‍‍‌‌‍‌‍‍‍‍‌‍‌‌‍‍‍‌‍‌‍‍‍‍‍‍‍‍‌‌‌‌‍‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‌‌‌‍‌‌‍‍‌‍‌‌‌‍‌‌‍‌‍‌‌‍‍‌‍‌‌‌‌‍‌‍‌‌‌‍‍‌‍‌‍‍‌‌

“I still jump in live when a scenario gets weird.” To cut repeat questions, I added a one-liner at the top of our POS pricing page that says what triggers a reprice and the typical lock window, and I auto-drop it into the preapproval email footer; it’s trimmed my “can we lock for X days?” pings by about a third, @s_wilson1973 — worth trying?

‌‍‍‍‌‌‍‍‍‍‍‍‌‍‌‍‌‍‌‌‍‍‌‍‌‍‌‍‌‍‌‍‌‍‍‌‌‍‌‍‌‌‌‍‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‍‌‍‌‌‌‌‍‌‍‌‍‍‍‍‍‌‍‍‌‌‍‌‍‍‍‍‌‍‌‌‍‍‍‌‍‌‍‍‍‍‍‍‍‍‌‌‌‌‍‌‍‍‍‍‍‌‍‍‍‍‍‍‍‍‌‌‍‌‌‌‍‌‍‌‍‌‌‌‌‌‌‍‍‌‌‌‍‌‌‍‌‍‍‌‍‍‌‍‍‌‌‍‌‌‌‌‍‍‍‍‌‌

But , lock questions drive me nuts, so I added a tiny “lock countdown” in our POS sidebar that shows days left plus a note on what triggers a reprice; it cut the “does a 120‑day lock cost extra?” pings a lot. If you don’t want to tweak the UI, an automated SMS via Zapier when a file hits 15 days to expiry does most of the job — just remember LOS timestamps can lag.
